How Much Does It Cost to Paint an Apartment in Brooklyn? (2026 Prices)

If you're wondering what it costs to paint an apartment in Brooklyn right now, here's the honest answer: for a full repaint — walls, ceiling, trim, prep work, and paint included — most Brooklyn apartments fall in these ranges in 2026:

ApartmentFull repaint
Studio$1,500–$3,000
One-bedroom$2,500–$5,000
Two-bedroom$4,000–$8,000
Three-bedroom$6,000–$12,000

Those are market ranges, not a quote. Your price lands somewhere in there depending on five things.

What actually moves the price

1. Wall condition. A pre-war apartment with plaster walls takes more prep than new drywall. Patching, sanding, and skim-coating old walls is where the real labor lives — the painting itself is the easy part.

2. Ceilings. Standard 8-foot ceilings are one thing; 10-foot pre-war ceilings with crown molding are another. Higher ceilings mean more paint, more cutting in, more time on a ladder.

3. How much repair is hiding under the old paint. Water stains, cracks, peeling patches — every one of them has to be fixed before the new paint goes on, or it'll show through in six months.

4. Paint quality. Cheap paint takes three coats to cover; good paint takes two. I use Benjamin Moore — it covers in two coats and holds up in rentals.

5. Occupied or empty. Painting around furniture takes longer than painting an empty apartment. If you're between tenants, that's the cheapest time to do it.

What I'd watch out for

The cheapest quote usually skips the prep. I paint 15 to 20 apartments a month across Brooklyn, and the fix-up calls are always the same story: no primer on the patches, one thin coat, done in a day — peeling within a year. A paint job should last 5–7 years in a rental. If someone promises you a two-bedroom for under a grand, ask them what's not included.

How I price it

I don't charge by the hour — I give you a fixed price before I start, and you pay when the job's done. Most one-bedrooms I do land between $2,000 and $4,000. No meter running, no surprise add-ons.

Moving out? Paint matters for your deposit.

A fresh coat of neutral paint is the single cheapest way to get your security deposit back. I do tenant turnovers all over Brooklyn — in and out fast, walls photo-ready for the walkthrough.
